2027 Luxury Market Outlook: What Sarasota and Venice Buyers and Sellers Should Watch

Elevated golden-hour view of luxury waterfront homes and boats along Sarasota Bay

January is when the Gulf Coast wakes up for the year: snowbirds return, out-of-state buyers arrive for long visits, and the people walking through homes in the first weeks of the year are almost always serious. The question everyone asks me is what 2027 holds for the $750,000-plus market in Sarasota and Venice. The most recent county report from the REALTOR Association of Sarasota and Manatee, covering July sales, gives us a strong foundation: tight inventory, rising prices, and the most active luxury segment in this cycle. Here is where the market stands and what I am watching in the year ahead.

Where the Market Stands on the Latest Data

Single-family home sales in Sarasota County totaled 744 closed transactions in July, up 2.9% from a year earlier. The median single-family price rose to $493,500, a 5.0% increase year over year, while the average sale price reached roughly $764,300, up 11.6%. Active single-family listings fell 23.4% to 2,736, and months of supply came down to about 3.9, down from 5.6 a year earlier. That is the tightest supply of any segment in the county, and it keeps the overall market firmly in seller-favorable territory. About a third of closed sales were all-cash, which tells you how much out-of-state and investment capital is moving through this market.

The top end is where the report gets exciting. One hundred twenty-one single-family homes sold for $1 million or more in July, up 39.1% year over year. The breakdown shows demand across the whole luxury ladder: 37 sales between $1 million and $1.25 million, 13 between $3 million and $5 million, 4 between $5 million and $10 million, and 3 above $10 million. The luxury segment is not a niche here. It is one of the most active corners of the county.

What I Am Watching in 2027

Four things will shape the year for buyers and sellers in our price range. First is luxury inventory. The most recent luxury market reports show the supply of homes above roughly $1 million has tightened about 26% from a year ago, from around 997 active listings down to roughly 734. Scarce supply with steady demand is the classic recipe for continued price support at the top of the market. Second is the new construction pipeline. Wellen Park keeps adding neighborhoods, Palmer Ranch continues to turn over older homes for new builds, and builders are still selling at a healthy clip in the $750,000-plus range. Third is the cost of ownership: insurance and property taxes are part of every serious conversation now, and buyers who budget for them honestly are the ones who close. Fourth is relocation demand, which has been the quiet engine of this market for years and shows no sign of slowing.

What This Means for Buyers

If you are buying in 2027, the message is to be ready before you arrive. Get pre-approved, understand your insurance and tax budget, and narrow your neighborhoods before you book the flight. Season is the most competitive window of the year, and the buyers who win are the ones who can move when the right home appears. That said, there is real opportunity in patience: homes that sit through the holidays often come with motivated sellers, and the buyer who is prepared can negotiate meaningfully on properties that have lingered. My advice is to see the area in season, because that is the honest version of daily life here, but to keep an open mind about homes that have been on the market a little longer.

What This Means for Sellers

For sellers, tightening inventory is good news, but discipline still wins. Homes priced honestly against recent sales and marketed with professional photography and presentation are drawing attention in their first weeks. Homes that linger almost always have a price or condition story attached, and in a market with this much buyer demand, that is a choice, not a circumstance. The top end is active, and buyers above $1 million are serious, but they are also well informed. Price it right, stage it beautifully, and let the market do the rest.

How I Can Help

I read the data for the specific neighborhoods and price points my clients care about, not just the county averages, because Sarasota County is really several markets at once. Whether you are buying from out of state, selling a beloved coastal home, or trying to figure out what your next chapter should look like, I would love to walk you through what the latest numbers mean for you. Send me a note or give me a call. I will work so hard for you, and you will still be talking about me in five years.
