Lakewood Ranch: East County's Premier Luxury Community for Gulf Coast Buyers

Lakewood Ranch is one of the most successful master-planned communities in the country, and for buyers in the $750K-plus range it offers something few other addresses can: a complete, polished lifestyle wrapped around lakes, golf, and green space, with new construction at every price tier. It sits east of I-75 on both sides of the Manatee and Sarasota county line, roughly 15 to 20 minutes from downtown Sarasota. I work with buyers on both sides of that county line all the time, so I see every week how much this community has to offer.

What Makes Lakewood Ranch Different

Scale is the first thing people notice. The community spans roughly 35,000 acres, about 53 square miles, with more than 40 distinct villages, 150-plus miles of trails, and over 15,000 acres of preserved green space. About 80,000 people call it home, and it has grown into a complete town rather than a subdivision: grocery stores, medical offices, restaurants, parks, and its own downtown districts like Waterside Place. When out-of-state buyers ask me for a community where they never have to leave for anything, Lakewood Ranch is usually the first name that comes up.

The architecture is consistently high quality, the landscaping is maintained to a standard you rarely see, and the villages are each master-planned around lakes, preserves, and golf. For families, the schools are a genuine draw, and the recreation calendar is full year round. It is the kind of place that works for a young family, an active retiree, and everyone in between.

The Luxury Golf Villages

For buyers in the luxury segment, Lakewood Ranch's gated golf communities are the headline. The Lake Club combines waterfront estates and golf in one of the most desirable villages in the region, with homes that typically range from about $2 million to $5.5 million and up. The Concession is widely regarded as the most prestigious gated golf community in Southwest Florida, built around a course designed by Jack Nicklaus, with custom estates on generous lots. Country Club East is home to The Lodge Country Club and Royal Lakes Golf Course, positioned near the Ritz-Carlton Members Golf Club, and The Founders Club offers custom golf estates with an intimate, country-club feel. Lakewood Ranch Country Club, the original club, features three championship courses designed by Arnold Palmer.

If golf is not the priority, there are lakefront and preserve-front villages across every price point, including many communities where a $700,000 to $1.5 million budget opens real options. That range is exactly where a lot of my relocating clients land, and it is why Lakewood Ranch shows up so often in our conversations.

New Construction, Done Well

This is one of the largest concentrations of new construction in the region, with more than a dozen national and regional builders active at any time, from Toll Brothers and David Weekley to Homes by WestBay, M/I Homes, Pulte, and Lennar, plus custom builders like John Cannon and Arthur Rutenberg. The advantage of buying new here is that you are not gambling on an unknown community: the amenities, the builders, and the resale values are all established. I always advise buyers to visit on a weekend and drive the villages, walk the models, and get a feel for which one matches how they actually live.

One note from experience: with new construction, the price in the model is rarely the price on your lot. Upgrades, lot premiums, and design center choices add up quickly, so it pays to budget realistically and to have your own agent in the room from the first visit. Builder sales agents represent the builder. I represent you.

Location and Lifestyle

Lakewood Ranch is about 10 to 12 miles from downtown Sarasota, which puts the opera, the Van Wezel, and Main Street dining within about 20 minutes, and University Town Center for shopping even closer. The Gulf beaches run roughly a half hour to 45 minutes away depending on traffic and which key you choose. On a weekend morning, you can be on the sand at Siesta Key before the crowds, and back home for a late lunch by the lake. That balance, resort amenities with a real commute-free quality of life, is the reason so many out-of-state buyers land here.

For families moving from the Midwest or Northeast, the transition is also easy because everything is so new and so organized. No surprises, no vintage-home projects, no deferred maintenance. You move in, and your life starts immediately.

Who Should Consider Lakewood Ranch

If you want a guard-gated golf estate and never want to plan a Saturday again, The Lake Club or The Concession belongs on your shortlist. If you are moving from out of state with school-age kids and want a brand-new home in a community with everything, there is a village for you. If you are downsizing and want a maintenance-free, amenity-rich lifestyle, several villages fit perfectly. And if you simply want one of the most resalable addresses in the region, Lakewood Ranch has performed consistently well across market cycles.

I would love to help you explore it, whether you are ready to buy or just starting your search. Send me a note or give me a call, and I will put together a custom tour of the villages that match your wish list. I will work so hard for you, and you will still be talking about me in five years.
