Late January 2027 Luxury Market Update: Season Demand Meets Tight Inventory
If you are buying or selling at the $750,000-plus level in Sarasota or Venice, the most useful way to read this market right now is as a meeting of two forces: season demand that brings serious buyers to the Gulf Coast every winter, and an inventory picture that has stayed unusually lean. The final quarterly report from the REALTOR Association of Sarasota and Manatee, covering July through September sales, shows closed sales up, supply down, and the top end of the market setting its own pace. Here is what the numbers say heading into the heart of season, and what they mean for your next move.
A Market That Tightened Through the Year
Across Sarasota County single-family homes in the third quarter of 2026, there were 2,071 closed sales, up 3% from the same quarter a year earlier, while active listings fell 16.2% year over year. Months of supply dropped from 4.8 to 3.7, and the county reported median sale price gains in every segment of the market, up between 2.3% and 6.4% compared with the prior year. The most recent monthly detail from 2026, released as the year wrapped, put the Sarasota County single-family median at $470,000 with supply at 3.7 months. By the time January arrives, those are the conditions buyers and sellers meet: fewer homes competing for attention, and buyers who have done their homework ready to move.
The Luxury Segment Is Setting Records
Above $1 million, the story is even more striking. In July alone, Sarasota County recorded 121 single-family sales of at least $1 million, up 39.1% from a year earlier. The $1.25 million to $1.49 million band rose 47.1%, and sales between $2 million and $2.99 million were up 50%. Over the full quarter, the county logged nine single-family sales of $10 million or more, up from just one in the same quarter of 2025, and 11 sales between $5 million and just under $10 million, up 175% from four a year earlier. September also delivered the year's biggest headline: a Siesta Key waterfront estate sold for $26 million in cash, the most expensive Sarasota County sale of 2026.
What do those numbers tell us? Demand at the very top is not softening, and the ripple effect reaches well into the $750,000 to $3 million range where most of my clients are buying and selling. When nine-figure deals happen, serious buyers and sellers at every level pay attention.
Season Changes the Rhythm
January and February are when the Gulf Coast shows a visitor its best face, and it is also when the market moves the fastest. Snowbirds are here, buyers from the Northeast and Midwest are on scouting trips, and homes in the tightest neighborhoods simply do not last as long as they do in summer. If you are selling, this is the window to be visible: pricing discipline matters, but so does having a marketing plan that reaches out-of-state buyers before they land. If you are buying, the lesson is preparation. A pre-approval, a clear picture of insurance and property tax costs, and a willingness to act within days of a new listing are the difference between writing an offer and watching the home go under contract.
What I Am Watching for the Rest of the Season
Three things stand out to me as we move through 2027. First, new construction in Wellen Park, Palmer Ranch, and East County continues to add well-considered supply at the luxury level, which keeps pricing honest and gives buyers options. Second, insurance and property taxes remain the two biggest line items in any cost-of-ownership conversation, and they are shaping what buyers can stretch to. Third, the amenity-rich golf and waterfront communities, places like Prestancia, The Landings, and the corridors West of Trail, keep drawing the strongest competition, because buyers have decided that lifestyle communities hold their value best.
Where That Leaves You
For sellers, the conditions favor you: tight inventory, qualified buyers, and season energy. For buyers, the advice is the same one I give every client in a competitive market: know your numbers, see the home early, and move with confidence when the right one appears. In a market this lean, hesitation has a cost.
Your Street Has Its Own Story
County statistics only take you so far. What matters is the specific picture on your street, in your price range, in the community you love. If you are thinking about listing this season, or just starting to explore what $750K-plus buys right now, send me a note. I will give you an honest, neighborhood-level read on the data, whether we end up working together or not. Thanks so much, and warmly, Julie.
