The luxury market in Sarasota County keeps telling a clear story: demand for high-end waterfront and amenity homes remains strong, while inventory has tightened noticeably compared with a year ago. Here is my late September 2026 take on the data that matters most to buyers and sellers in the $750K+ segment across Sarasota, Venice, and Nokomis.

The Luxury Numbers to Know

For the most recent full month available, the median sale price for luxury homes in Sarasota County landed around $2 million, up from roughly $1 million a year earlier. Luxury inventory stood at about 734 active homes, a decline of roughly 26% from the same point in 2025, when the count was closer to 997. That tightening is the single most important number in this market right now: there is less to choose from, and the homes that are available are commanding strong pricing.

Months of Supply: Where the Balance Sits

Luxury homes in Sarasota County sit at roughly 6.3 months of supply, while the county overall is closer to 4.1 to 4.7 months. What that means in plain terms is that the very top of the market has a bit more breathing room than the general market, which is good news if you are selling a premium property, and it means well-priced homes in the $750K to $1M range, where supply is tighter, still move with confidence. Data like this is exactly why I price strategically and market specifically, and why I never guess.

Sales Volume Holds Steady

About 106 luxury homes closed in the most recent reporting month, up from 101 a year earlier. When you pair that steady sales volume with the drop in inventory, the takeaway for buyers is clear: strong homes in the best corridors, from West of Trail to Nokomis to Wellen Park, draw attention quickly. The homes that sit are almost always simply priced out of step with the market, which is a fixable problem with the right strategy.
