Mid-October 2026 Luxury Market Update: What the Latest Report Shows

The most recent county report from the REALTOR Association of Sarasota and Manatee, released in mid-September, covers August sales, and the story it tells is a market settling into balance: prices holding steady, inventory tightening across every segment, and buyers and sellers adjusting to a slower, more deliberate pace. For the $750K-plus buyer or seller, here is what the data shows and what it means for your next move.

The Headline Numbers

Single-family home sales in Sarasota County totaled 646 closed transactions in August, up 0.8% from a year earlier. The median sale price came in at $470,000, down 1.1% from $475,000 a year ago, and the average sale price was roughly $670,000. Compare that with July, when the median was higher, and the takeaway is clear: prices are oscillating around a level, not collapsing, and not climbing either. This is what a normalizing market looks like after the run-up of recent years.

Inventory Is Tightening

The most telling part of the August report is what happened to supply. Active listings and months of supply declined across every county and every property type, and single-family supply tightened the most. Earlier in the year, single-family months of supply sat near 5.0 in January and about 4.8 in March, with roughly 3,351 active listings. The direction since then has been consistently downward, which means the cushion of choices buyers enjoyed in the spring is thinning as we head into the fall.

Tighter supply usually means firmer pricing, and that is exactly the tension in this market right now: fewer homes to choose from, but buyers who are more deliberate about price. The result is that well-priced, well-presented homes sell, while anything overpriced sits and quietly loses negotiating ground. That gap between the best-priced homes and the rest is the biggest opportunity in this market for both buyers and sellers.

What It Means for Luxury Buyers

In the $750K to $1.5M range, the tightening inventory is starting to matter. The homes that sit are the ones priced from another year, and the homes that move are the ones priced honestly against August and September comparables. My advice to buyers has not changed, but it has gotten more urgent: get pre-approved with a local lender, know your total cost of ownership including insurance, and be ready to move when the right home appears. Waiting to build a longer shopping list can cost you the house that fits.

Up in the top tiers, above $2 million, there is still more room to negotiate, especially on homes that have been listed for a while. Check days on market and recent concessions before you anchor your offer, and let your agent do the digging on why a particular home has lingered. Every stat in a report is an average, and your specific neighborhood and price point tell the real story.

What It Means for Sellers

For sellers, the message is discipline. The buyers who are out there are serious and well qualified, and a home priced against recent closed sales will draw them in the first few weeks. Overpricing by even a small margin moves you out of their search results and hands your showings to the next listing. Presentation continues to matter enormously: the homes selling fastest are the ones that photograph beautifully, show clean, and are priced where the data says they belong.

If you are considering selling in 2027, the fall is actually a smart time to prepare: declutter, handle deferred maintenance, and stage with a professional before the spring push. Homes that enter the spring market fresh, accurate, and ready tend to outperform the ones rushed on at the last minute.

The Fall Outlook

Fall is traditionally when the market here picks back up: snowbirds arrive, out-of-state buyers come for visits, and serious decisions get made before the holidays. With inventory tightening the way it is, I expect well-prepared buyers and fairly-priced sellers to do well through the end of the year. If you are thinking about buying or selling in the $750K-plus range, now is the time to talk through your numbers, not when the calendar turns.

I would love to walk you through what the latest data means for your specific neighborhood and price point. Send me a note or give me a call, and let us build your plan for the fall market. I will work so hard for you, and you will still be talking about me in five years.
