The July 2026 report, the latest officially released by the regional association, put Sarasota County's single-family median at $493,500, up 5 percent from a year earlier, while Manatee County came in at $495,000, up 1 percent. More importantly, inventory declined in both counties and across both property types, a sign of continued demand even as the market settles into a more balanced rhythm than the peaks of recent years.
The luxury segment tells a similar story. Luxury sales have rebalanced from the frenetic pace of a few years ago, but demand remains consistent, supported by ongoing out-of-state relocation and a limited supply of waterfront and Gulf-front properties. Buyers have more choice and more time than they did at the market's peak, which is good news for anyone shopping the upper end.

Recent MLS-based data shows roughly 430 single-family homes on the market with about 200 pending and over 120 closed in the prior 30 days, putting overall supply around 3.4 months, a level that favors a healthy, balanced market. The luxury condo tier over $1 million is thinner, with a higher months-of-supply figure and a median sale price around $1.27 million, which tells me there is real value to be found for discerning buyers who are patient and ready to move.
