Sarasota vs. Venice vs. Nokomis: Choosing Your Gulf Coast Community

One of the first questions every relocating buyer asks me is where to look, and the honest answer is that it depends on the life you want to live. Sarasota, Venice, and Nokomis are all part of the same gorgeous stretch of coast, yet they feel genuinely different. Sarasota delivers city energy and culture, Venice offers a walkable planned downtown that feels like a small European city, and Nokomis keeps things quiet, old Florida, and close to the water. Here is how I help my $750,000-plus buyers think through the choice.

Sarasota: The City with Everything

Sarasota is the region's cultural and economic heart. You get The Ringling, the Sarasota Opera, the Sarasota Ballet, the Van Wezel Performing Arts Hall, a dining scene that has matured dramatically over the past decade, and an airport that keeps the city genuinely connected. Downtown is alive with galleries, restaurants, and the waterfront Bayfront Park, and the neighborhoods that frame it, from the West of Trail corridor to the keys, are some of the most desirable addresses on the Gulf Coast.

For buyers, Sarasota offers the widest variety of inventory in the $750,000-plus range, from historic bungalows in Laurel Park and Cherokee Park to deep-water bayfront estates in Harbor Acres and Bird Key to island homes on Siesta, Lido, and Longboat Key. The trade-off is pace. Sarasota is busier, especially during season, and the premium addresses come with premium price tags. If you want the most options, the most culture, and the most going on, Sarasota is the natural fit.

Venice: A City Planned Around Walking

Venice is a different kind of place, and its character starts with its history. The city was planned in 1925 and 1926 by famed city planner John Nolen for the Brotherhood of Locomotive Engineers, and his original plan is on the National Register of Historic Places. The downtown, with its stucco buildings, arched walkways, and outdoor cafés, was modeled after Northern Italy, which is why it has long been nicknamed the Venice of America.

What that means in practice is a downtown you can enjoy on foot, a farmers market every Saturday beside City Hall, and a beach and fishing pier within easy reach of the historic district. Venice spans more than 50 distinct communities, from beach neighborhoods to golf and country club communities like Venetian Golf & River Club to the master-planned villages of Wellen Park. Buyers who want walkability, a genuine small-town downtown, and premium golf and active-adult communities often find Venice is the best of both worlds: quieter and more self-contained than Sarasota, but still a real city with real amenities.

Nokomis and Casey Key: Privacy and Old Florida

Nokomis is the laid-back, unincorporated community between Sarasota and Venice, and it has an old-Florida charm that the bigger towns have largely outgrown. The anchor is Casey Key, Sarasota County's most exclusive barrier island: a narrow strip with fewer than 500 year-round residents, no commercial development, and no high-rises. Much of the shoreline is private residences on Gulf-to-bay lots with deep-water docks, and the island has quietly attracted high-net-worth buyers, including a few famous ones, precisely because it is so private.

Luxury sales on North Casey Key typically run in the $8 million to $20-million-plus range, with island listings spanning from roughly $700,000 to over $20 million. Nokomis Beach, at the south end of the island, is one of the oldest public beaches in Sarasota County and deliberately rustic, with the Saturday evening drum circle at the jetty as a beloved local ritual. If maximum privacy, Gulf-to-bay estate living, and an unhurried pace are what you are after, Nokomis is where the conversation starts.

How to Decide

When a buyer asks me to choose for them, I ask three questions instead. Do you want the city, the culture, and the widest array of options? That is Sarasota. Do you want a walkable downtown, a strong sense of community, and premium golf and new-construction communities? That is Venice. Do you want privacy, waterfront, and a slower rhythm with an exclusive barrier island? That is Nokomis.

There is no wrong answer, only the right fit for the life you want to live. And the good news is you do not have to decide from a spreadsheet. I can build you an itinerary that shows all three in one visit, with the neighborhoods, homes, and price points that match your goals.

Let's Plan Your Visit

I moved to this coast from Michigan myself, so I know what it feels like to try to pick a new home from far away. I would love to show you Sarasota, Venice, and Nokomis in person and help you feel which one is yours. Reach out, tell me what matters most to you, and we will build a plan around it. I will work so hard for you.
