South Siesta Key: The Quiet, Waterfront End of the Island

Most people picture Siesta Key as the Village and the famous quartz-sand beach, but the south end of the island is a different world: quieter, more private, and dotted with some of the most desirable luxury waterfront homes in Sarasota County. South Siesta Key, from roughly Stickney Point Road to the island's southern tip, is where buyers go when they want the Siesta lifestyle with more space, more water, and far fewer crowds. Here is a neighborhood spotlight for anyone shopping the $750K and up range.

Why the South End Feels Different

Siesta Key is about eight miles long, and its character shifts the farther south you drive. The Village is the social heart, Turtle Beach and the south-end accesses are where locals actually spend their weekends, and the residential streets in between are a mix of mid-century homes, newer elevated builds, and waterfront estates tucked behind mature tropical landscaping. There are no high-rises here and no commercial strips. It is a real residential neighborhood, the kind of place where people wave from golf carts and kids ride bikes to the beach.

For luxury buyers, that privacy is the point. A home on the south end can sit on a deep canal with dock space for a boat, or front the Gulf itself, all within a short drive of the Village restaurants, the Legacy Trail, and the schools on the mainland. It offers island living without the constant parade of visitors.

Palmer Point: Where the Gulf Meets the Bay

At the far south end of the island, near the area of the former Midnight Pass inlet where the Gulf meets Sarasota Bay, sits Palmer Point. Palmer Point Beach is a low-key spot favored by boaters and shore walkers who come across from the south end of Turtle Beach, and it is surrounded by an exclusive, primarily residential south-end neighborhood. The setting is almost impossible to describe without seeing it: you can stand in one spot and watch waves on one side and the bay on the other.

Homes in this pocket tend to be on larger lots with Gulf access, and the neighborhood has long drawn buyers who value seclusion over everything else. If you have ever dreamed of waking up to open water on both sides of the island, this is the address to explore.

Bay Point: A Private Bayfront Enclave

Across the south end of the island, Bay Point is a small, exclusive bayfront community with a homeowners association that has been active since 1972. It is a private, high-end enclave where deep-water dockage and bay views are the norm and the streets are quiet enough to hear the tide. What makes Bay Point special for boaters is the combination of bayfront setting and easy Gulf access, with the Intracoastal and the passes never far away.

Because the enclave is small and rarely has homes for sale at any given moment, Bay Point properties tend to sell quietly, often before they ever reach a wide audience. That is one more reason to have an agent who knows the south end street by street.

What Does the South End Cost?

Siesta Key waterfront pricing is tiered, and the south end spans most of it. Active waterfront listings across the island carry a median list price around $1.4 million, with a tighter pool of true waterfront homes closer to $4.3 million. On the south end specifically, canal-front homes with a dock typically run from about $1.5 million to $3 million and up, while gulf-front estates generally start around $3 million and can climb well past $10 million for the right lot and elevation.

For buyers who want a home with a boat in the water and a short ride to the Gulf, the south end offers some of the best balance of value and lifestyle on the island: less foot traffic than the Village area, deeper water on many canals, and a daily life that feels more like a waterfront neighborhood than a tourist destination.

Is the South End Right for You?

The south end suits buyers who are looking for a true community rather than a vacation atmosphere. Ask yourself a few questions: Do you want walk-to-the-Village convenience or do you prefer a longer, quieter drive? Is a deep-water dock a must-have or a nice-to-have? Are you comfortable with the realities of coastal ownership, including elevation, flood insurance, and an occasional storm season? The right answer depends on how you plan to live on the island, and it is worth walking the streets at different times of day to feel the rhythm.

I know Siesta Key well, and I have helped buyers navigate everything from canal-front remodels to gulf-front new builds on the south end. If you have been thinking about island living, I would love to show you the south end in person: the beaches, the canals, the quiet streets, and the homes that actually fit how you want to live. Send me a note or give me a call, and I will work so hard for you. You will still be talking about me in five years.
