Venice Luxury Market Update: Fall 2026 Waterfront Trends

Venice is often described as the calm, walkable counterpoint to Sarasota, and this fall the market there is living up to the description: stable prices in the overall market, a steady and well-insulated luxury segment, and single-family inventory that has tightened meaningfully. If you are shopping in the $750K and up range between the Intracoastal and the Gulf, here is what the current Venice data shows and what it means for your timing.

The Overall Picture: Balanced and Busier

Aggregators tracking the Venice market put the citywide median home price somewhere in the roughly $400K to $450K range depending on how they draw the boundaries, and that figure has been essentially flat to slightly down year over year. What has moved is activity. Closed sales have climbed through 2026, active inventory is down sharply from a year ago, and single-family supply in particular is tight at about 2.5 months. That is a market where well-priced single-family homes move, in Venice just as in Sarasota County as a whole.

The citywide median, though, hides a two-sided market. Single-family homes in Venice have been selling at a median in the high $400,000s, while condos and villas cluster in the roughly $300K range. That gap matters for buyers: a condo in Venice is a different value proposition, and a different price experience, than a single-family home, and mixing the two searches together will only confuse your expectations.

The Luxury Segment: $1M+ Is Holding Its Own

In the luxury tier, the story is steadiness. Venice typically holds somewhere around 45 to 50 active listings above $1 million, roughly in line with a year ago, while the number of pending sales above $1 million has been climbing. The luxury median sale price has landed near $1.2 million in recent months, with about 96% of list price received on average and around a 6-month supply of inventory. Homes that are priced against recent comparable sales are moving steadily; the few that linger are almost always the ones carrying a price from a stronger market moment.

It is also a segment with genuine nuance. Early in the year, homes above $1 million in the Venice area averaged only about three weeks on the market, a reminder that when the right waterfront property arrives, well-qualified buyers move fast. Being pre-approved and clear on your total cost of ownership, including insurance, is the difference between winning the house and watching it go.

Waterfront Still Commands a Serious Premium

Across recent Venice market data, Gulf-access waterfront carries a meaningful premium, commonly estimated in the 20% to 40% range over comparable non-waterfront homes. That premium reflects something concrete: a dock at your back door, minutes to the Gulf, no fixed bridges on many of the best canals, and the sunsets that come with it. For buyers serious about waterfront, the premium is not a downside, it is the price of admission to a lifestyle that simply does not exist on the mainland.

The communities to know are the ones I have written about before: Venice Island's Golden Beach and the deep-water Roberts Bay streets, the canals with direct Gulf access, and the newer luxury enclaves in Wellen Park and along the river corridors. Each has its own character, and each answers a slightly different version of the waterfront question.

What I'm Telling Buyers and Sellers This Fall

For buyers, the fall window is a strong one: season is building, inventory is tight but not desperate, and sellers who have been realistic about pricing are motivated to transact before the holidays. If you want to be in a home for the 2027 season, this is your moment to get qualified, get your financing in order, and start looking seriously.

For sellers, the guidance is the same as it is across Sarasota County: price to the data, not to your memory of 2024. Single-family inventory is tight enough that a well-presented, honestly priced home will draw attention quickly, and the buyers who are out there are serious and well qualified. Overpricing in this market costs you the first, best weeks of showings, and those weeks are when the right buyer usually appears.

I would love to walk you through the latest numbers for your specific neighborhood and price point, whether you are buying, selling, or just starting to wonder what is possible. Give me a call or send a note, and let us build your plan for the fall and winter market. I will work so hard for you, and you will still be talking about me in five years.
