Wellen Park: Venice's Premier Luxury New-Construction Community
If you are shopping for a brand-new luxury home in Southwest Florida, Wellen Park needs to be on your list. This roughly 12,000-acre master-planned community sits in southern Sarasota County between Venice and North Port, just minutes from the Gulf of Mexico, and it is one of the fastest-growing planned communities in the country. It is also the place where much of the region's most exciting new construction is happening right now, which is exactly why so many buyers in the $750K+ range are taking a close look. Here is what you need to know.
What Makes Wellen Park Different
Wellen Park was formerly known as West Villages, rebranded in 2020 into the community you see today. It is built around the idea of walkable, golf-cart living, which means you can park the car and cruise to the pool, the restaurants, or the ballpark on a golf cart through miles of connected paths. That lifestyle is a big part of the appeal, and it is woven into the design of every neighborhood rather than added on later.
A Downtown That Anchors the Community
At the heart of Wellen Park is Downtown Wellen, a mixed-use hub built around an 80-acre activity lake. You will find waterfront dining, retail shops, a performance stage, a playground, a splash pad, and paddleboard and kayak rentals right along the water. It is the kind of place where you can grab a bite, watch a band, and let the kids run around, all without getting in the car again.
CoolToday Park and Spring Training
Wellen Park is also home to CoolToday Park, the Atlanta Braves' spring-training ballpark. With more than 6,000 seats, it opened in 2019 and has become a gathering place for the whole region. Even on days the Braves are not playing, the complex brings energy, events, and a sense of community to the area. For sports fans moving from out of state, it is a wonderful, unexpected bonus.
Neighborhoods and the Builders Behind Them
Wellen Park is made up of more than a dozen new-home neighborhoods built by some of the most respected names in the business, including Toll Brothers, David Weekley, Lennar, Mattamy, Neal Communities, Pulte, ICI Homes, and Homes by WestBay. The range of options is genuinely impressive. Boca Royale by Neal is a gated community wrapped around an 18-hole par-72 golf course, and the Wellen Park Golf & Country Club by Lennar anchors its own championship course. Oakbend, with builds from ICI Homes and Toll Brothers, offers some of the most sophisticated new floor plans in the area.
Price Points in the Luxury Range
For buyers in the luxury segment, the most relevant options start where the standard inventory leaves off. Homes by ICI Homes in communities like Oakbend, Palmera, and Westlake list from roughly $743,900 into the low seven figures, and neighborhoods like Everly run from the high $700,000s to more than $1 million. Toll Brothers' single-family homes start in the high $400,000s, with many lots and upgrades carrying a home comfortably into and beyond the $750K+ space you are targeting.
The wider community spans from villas and townhomes in the mid $200,000s up to luxury estates above $1 million, with current listings ranging from about $243,000 to $3.5 million and a median sale price around $490,000. In other words, whether you want a turnkey estate or a lot to build exactly what you want, there is a place for you here.
Schools for Families Moving In
Families should know that Wellen Park has long been zoned to Taylor Ranch Elementary, Venice Middle, and Venice High. That is changing in a good way: the new Wellen Park High opens in August 2026 and will serve up to about 2,000 students, bringing a state-of-the-art high school right into the community. A new Wellen Park K-8 is also slated for completion by 2027-28. If you are choosing a home around the school your children will attend, this is a meaningful and current factor to weigh.
Why New Construction Matters Here
I have represented buyers in new construction for years, and the single most important thing I tell every one of them is this: the on-site agent at the model home represents the builder, not you. When you buy a new home in a community as active as Wellen Park, having your own agent who negotiates on your behalf, reviews the contract line by line, and watches your budget and timeline is not optional. It is how you protect the biggest purchase of your life.
If you are thinking about a brand-new home in Wellen Park or anywhere else on the Gulf Coast, I would love to walk the models with you and talk through what the price points, lots, and neighborhoods really mean for the life you want to build. Send me a note and let us find the new home that is right for you.
