What Does "West of Trail" Actually Mean?

The term "West of Trail" refers to neighborhoods and communities located west of U.S. 41 (Tamiami Trail), between the Trail and the barrier islands — Siesta Key, Lido Key, and Bird Key. The Landings and The Oaks

The Landings offers a more relaxed, community-oriented feel with its own marina and a mix of waterfront and interior homes. West of Trail properties move differently than homes in newer planned communities. Many of these homes were built in the 1950s through 1980s, and while many have been beautifully renovated, some still carry the hallmarks of their era. A thorough inspection is essential. Flood zone designation also varies by neighborhood — some properties are in high-risk flood zones that require flood insurance, while others are in moderate zones.
